We offer fully customisable external widths and depths for all garden rooms and annexes. To qualify as ‘Permitted Development’ (no planning application required), a garden building must have a floor area under 30 sqm and a maximum external height of 2.5m.
PLEASE NOTE: Quoted external sizes exclude decking and roof canopies unless specified. Any garden room or annexe exceeding 30 sqm.will require a formal planning application.
Our buildings use 6-inch (150mm) timber wall construction that exceeds traditional garden room standards, and 120mm premium insulation to ensure year-round comfort.
When calculating your true ‘usable’ internal floor area, please allow for the wall build-up by deducting 350mm from quoted external width and depth.
Permitted Development:
Building fully complies with the 2.5m height limit for Permitted Development under current Planning Regulations, with an internal ceiling height typically 2.1m (6ft 10in).
Planning Permission Application:
Pitched Roof: External height up to 3m, has a spacious internal ceiling height of 2.4m (8ft)
Apex (Gable) Roof: External height up to 4m, with soaring vaulted ceiling heights of up to 3.4m (11ft 3in)
